    2. Property listed in Multiple Listing Service
    3. Signage on property
  2. Tenant Screening:
    1. Employment verification
    2. Rental history (national search) for prior evictions
    3. Thorough credit check with risk score, model score factors and fraud search
    4. Criminal background (national search) including bad check search & driver’s license history
  3. Tenant Selection/Recommendation:
    1. Approved applicants notified of approval and move—in cost sheet provided
    2. New lease, terms and all disclosures discussed and signed prior to move—in
    3. Collect move—in rents, deposits and fees collected (certified funds only) prior to move—in

Tier II


Includes Tier I plus:

  1. Collect all monthly rents
  2. Direct deposit net rental proceeds to owner
  3. On—line access provided to access monthly statements
  4. Move—in and move-­‐out inspections provided (sent to owner for follow—up)
  5. Collect and pay city rental taxes monthly
  6. Available for client consultations
  7. Issue year—end 1099 for tax purposes
  8. Forward all tenant repair requests/complaints to the owner

Tier III


Includes Tier II plus:

  1. Take all tenant calls (available 24/7 for tenant emergency)
  2. Prompt response/scheduling to tenant repair requests/complaints
  3. On—line access provided to access invoice copies
  4. Manage all exterior scheduled and periodic maintenance
  5. Quick “turn—around” of vacancies to minimize vacancy period
  6. Use of our approved vendor list for fast, quality workmanship and competitive pricing
  7. Prompt payment of all operating expenses made from rental receipts
