Tenant screening that includes employment verification, rental history, credit history (with risk scores and fraud search), and a nationwide criminal background search (including bad check search and driver’s license history).
Processing of all submitted applications; applicant status notification within 24 hours of receipt, even on weekends.
Prompt collection of monthly rents and delivery of late and/or non-compliance (HOA) notices.
In-house bookkeeping that assures timely receipt of monthly statements and net rental proceeds, plus year-end statement and IRS Form 1099 (if applicable).
Tenant emergency and repair calls taken 24 hours a day, 7 days a week. Immediate action taken on all emergency calls and prompt attention given to repair requests.
Follow-up with approved repair orders to verify job completion and confirm tenant satisfaction.
Assurance that payment of all bills for your property are made in a timely manner.
Quarterly (or more frequent) visits to examine interior and exterior of your property. Visits include changing air filters and checking and/or replacing smoke detector batteries.
