Here is a list of a few items that truly are repair emergencies and should be taken care of right away.
The biggest thing to ask yourself when deciding if it’s prudent to make an emergency repair call, is whether the issue is putting your health, or more importantly, your life, in danger. For example, something like a gas leak is an immediate emergency and you should first, get out of the home and make sure that everyone is in a safe place, then make the emergency repair call. Another example of an emergency call might be a failure in your electricity (even when the rest of your neighborhood has power) or a failure in your water supply, like a pipe or water main that has burst. One item that can also be an emergency is a broken toilet, but this only applies if you only have one toilet in your home. Lastly, you should also call for an emergency repair if your heat is broken and the temperature outdoors is dangerously cold.
Most other repairs can be taken care of during normal business hours and reasonable time for a response should be given to the property manager to respond to the maintenance request.
